Over time properties can develop problems. Some are minor; unfortunately, some are major. But, generally, all of them can be dealt with if the problem is caught early enough.

If you think you have a specific issue with your property, then a defect inspection can potentially save you thousands of pounds. The defect report intends to give you an in-depth review of the area of concern. The level of detail is somewhat similar to a Full Building Survey, but we’ll not be looking at the whole property.

Of course, if we uncover any other issues while carrying out the inspection, we’ll include that in the report as well.

The property defect inspection report will give you detailed information on:

The extent of any identified problems
Explain the problem and the causes.
Recommend any repair work, which is a specification/schedule of work. This will allow you to obtain quotations from contractors if necessary.
If you own the property, we may carry out destructive/invasive testing (subject to relevant risk assessments and local factors)

Having as much detail about an issue as you can lets you make a sensible decision as to whether to proceed with the purchase. Or, it can give you extra negotiating power. At the very least, it allows you to enter into the purchase knowing the extent of any required repairs.

Knowledge of the building is vital to carrying out the right repair and not damaging the property more, inadvertently, with inappropriate materials and techniques.
